We have been experiencing a mixed bag of weather over the past several weeks. Some rain, some days in the 70's & some days in the 80's. With California getting much needed rain & snow, the Coachella Valley is getting the tail ends of the storms. And, even though we have had a little rain, our weather has still been MUCH better than most of the rest of the country! This is what makes the desert so attractive: The weather and, of course, the lifestyle!

The end of February will be very busy. Modernism Week continues to expand, showcasing many of the architecturally significant homes in the valley. The National Date Festival is in full swing. And, it sounds like President and Mrs. Obama will be in town. The BNP Paribas Open Tennis Tournament at the Indian Wells Tennis Gardens begins in early March, and continues to grow every year.

Desert real estate sales activity in January was off just a bit when compared to last year. There were 33 closed sales above $1 Million, down from the 36 closings last year. There were 37 closings in January 2015, and 45 in January 2014. While the numbers of sales were down, the average sales price of these closings was up slightly, as was the average price per square foot.

While we are usually in a more seasonal market by now, the showings have not really picked up as expected. But, this was the case last year at this time, so maybe our seasonal market period is starting a bit later. The financial markets are strong as the Dow and the S&P continue to break records, and consumer confidence is high. Interest rates have moved up about .75% on mortgages, but this should not have much impact on the high-end market. We do expect to see sales pick up soon and carry on thru May.
