As we pass the middle of April here in the Coachella Valley, another successful ANA Inspiration LPGA Golf Championship was held several weeks ago, and the 1st Coachella Music Festival weekend has come and gone. The 2nd Coachella Festival weekend is April 21-23, followed by Stagecoach, the Country Music Festival. These music festivals create a lot of traffic in the east valley and bring an enormous amount of money into the local economy. They also have a huge impact on short-term rentals, and we are seeing more and more impact on home sales. The number of homes sold to be used as 'festival houses' has increased across all price points.

During the first quarter this year, the desert real estate market above $500,000 has shown a big improvement, when compared to the last 2 years. Sales of homes between $500,000 & $1,000,000 showed the largest increase, while the high-end & luxury market also enjoyed an increase in homes sold at almost all price ranges.

Closings on homes that sold above $1 Million in the 1st Quarter of 2017 were at 168, up from 133 last year and 131 in 2015. This is about a 20% increase! Above $2 Million there were 37 closings in the 1st quarter 2017, compared to 20 last year and 27 in 2015. This is an increase of over 40%! There were 2 homes priced above $5 Million that sold in the 1st quarter, compared to 3 last year. There are now 755 homes in the desert for sale priced at $1 Million and above, down from 860 listed at this time last year.

Even with the stronger number of sales so far this year, there is a feeling among the high-end brokers and agents that sales are stronger in some areas than others. And, if they are available, new or newer construction homes are in higher demand. We are also hearing that several of the area top-tier golf communities are experiencing an increase in new members this year, possibly due to improving the club amenities and expanding the activities available.
