Moving past the middle of May in the Coachella Valley, the seasonal real estate activity remains busy. While the car transporters have been loading up some of the luxury cars to head out of town, there are still a good number of Bentley's, MBZ's and exotic cars on the roads. The temperatures have already hit triple digits +, so we will see many more of the winter residents heading to cooler climates.

For the next 30-60 days we expect to see sales activity continuing and even more focused on the very best priced homes than it has been during the season to this point. These late buyers will be looking for the 'end of the season' values, hoping to find those Sellers who really hope to sell before summer. With our higher-end market being mostly 2nd or 3rd homes, there is not the same need or urgency as there is in those areas that support mainly full time residents.

As we get towards the end of this seasonal period, it continues to look like the high-end real estate market activity in most of the Coachella Valley over the past several years will remain somewhat constant for the near future. While homes priced $400,000 and under continue to sell at a healthy pace, and the homes priced up to $800,000 are also selling well, as the price goes up the sales activity drops. Of course there are always homes selling at all price ranges, but there are still more homes for sale than there are buyers in the market.
