Valued Friends and Clients!

As we move towards the start of fall and the end of September, the Coachella Valley temperatures are hovering between 105 and 110 degrees. But, the evenings are starting to cool down a bit, making the mornings more enjoyable. Can hardly wait for the fall cool down to get here!

Following an active June for Blomgren & Blomgren, July slowed down as we figured it would. August saw several homes sold, and we have had 2 more properties sold in September. We expect to see October to bring some showings, and the activity to pick up more as we get into November.

We don't think we have really figured out how the new tax laws will affect real estate sales in the desert. With a large part of our business being second & third homes, it is still unclear how these homebuyers will be affected. As we move into the season, we will get plenty of feedback on this issue.

The most recent Desert Housing Report from Market Watch, LLC, shows several interesting things: 1). Median home prices are up from a year ago in all desert cities except Palm Springs. 2) Current median prices are dramatically up from the 2011 low, but still down from the 2006 high across the valley. 3). The number of sales by city are very close to what we saw a year ago, while home sales numbers by price range are up slightly in almost all price ranges above $300,000. 4). The inventory of homes for sale across the valley is at a 5-year low.

Most of the information we are getting and reading makes us believe that the 2018-2019 seasonal real estate activity will be very similar to last year. Unlike the market as a whole, the luxury home inventory is still relatively high and there will be plenty of competition for buyers.
