November in the Coachella Valley is always a wonderful time of year! Our temperatures have been a bit above average, but are heading down this week. The cooler evenings are very enjoyable. The 'Super Moon' a couple nights ago was the brightest moon I have ever seen! We are enjoying mostly clear blue skies, sunny days and the golf courses are all in the process of re-opening for the new season. These are some of the many reasons we all enjoy being here. And, as we head towards Thanksgiving, we should try to remember the many things we have to be thankful for!

So, now that the election is over (finally), what might Donald Trump's election mean to our local real estate market? Keith and I are looking at the change of administrations optimistically. After the dust has settled, and the President-Elect announces a few more choices for the positions surrounding him, we think this will be positive for our market.

We just attended an annual 'Market Watch Seminar' focused on the Coachella Valley residential real estate market, sponsored by Palm Springs Life, Franklin Loan Center and held at Toscana Country Club in Indian Wells. The take away is that the median home prices in the desert have increased about 4% on an annual average going back to 2002, showing about a 6% increase from this time last year.

The luxury home market here in the desert seems to be off to a slower start than last year, after a very strong 3rd quarter. Showing activity has not really picked up yet, which may just be a delay due to the election. There were 21 homes across the valley that closed escrow above $1 Million in October, compared to 28 last year. And, there are 53 homes 'In Escrow' priced above $1 Million, compared to 81 at this time last year.
